Matterport 3D Scanning
Some buildings are too big, too busy or too sensitive to keep walking people through. We capture them once, properly. Using Matterport Pro3 cameras, we scan your building and deliver a digital twin: a measurable, photographic 3D model of the entire space that anyone you authorise can walk through from a browser, on any device, at any time.
What a digital twin gives you
- A virtual walk-through of the whole building. Every room, corridor, plant room and roof space, navigable like street view for the inside of your property.
- Measurement on demand. Measure rooms, doorways, clearances and equipment directly in the model to 99% accuracy, without another site visit.
- Tags and guided tours. Clickable tags on plant, isolation points, hazards, assets and defects, with documents, photos and notes attached where they belong: on the thing itself.
- Fewer site visits. Contractors quote from the model, project teams inspect remotely, and inductions can show people the site before they ever set foot on it.
- A dated record of condition. A scan is objective evidence of exactly how the building stood on the day of capture, useful for dilapidation, insurance and disputes.
Who uses this service
- Facility and property managers who manage multiple buildings and are tired of site visits for questions a model could answer, from contractor quotes to space planning.
- Building owners and body corporates who want a complete, current record of their asset and its plant.
- Architects, engineers and project teams planning refurbishments and remediation works, using the model, point cloud and BIM outputs as the single source of truth for existing conditions.
- Insurers and asset managers who want condition documented before a loss, not reconstructed after one.
- Operators of sensitive or controlled environments such as health facilities, where every physical visit carries an operational cost and access is hard to arrange.
Scanning plus safety: the combination that matters
Most scanning providers are camera operators. We are HSEQ consultants who scan. That difference matters when the reason you want the model is risk: we know what a confined space, a missing anchor point or a non-compliant switchboard looks like, and we tag it in the model as we find it.
Pair a scan with a building risk assessment and every finding in the risk register links to the exact spot in the digital twin where it lives. Your contractors see the defect in context before they quote. Your insurer sees a documented building, not a description of one. Pair it with a safety audit and the audit evidence is anchored in the model permanently.
What we can deliver
- The hosted 3D Interactive Tour itself, shareable by link and permission-controlled.
- Interactive tags, guided tours and separate views for different audiences: one for contractors, one for tenants, one for your board.
- Blurring and trimming of sensitive areas so the published model shows only what you want shown.
- Schematic 2D floor plans generated from the scan data.
- E57 point cloud, MatterPak, BIM (.RVT) and CAD (.DWG) exports for design and engineering teams.
- Google Street View publishing for public-facing spaces.
Where we have done this
Our capture team has scanned live hospital mental health wards across multiple Queensland hospital campuses in support of a major anti-ligature remediation program, working inside occupied, high-sensitivity clinical environments with strict access, privacy and blurring requirements. At the other end of the scale, we have scanned multi-hectare industrial timber processing sites across three states, running to many hundreds of scan positions per site. Small offices to entire facilities, we have done both extremes.
Walk through a digital twin right now
These are live Matterport tours. Click into any of them, drag to look around, and use the floor plan or dollhouse view to jump anywhere in the space. Everything you see here, your building can have.
How it works
- Scope. Tell us the property and what the model is for. We walk the site (or work from your floor plans), confirm what gets captured, what gets excluded, and a fixed fee.
- Capture. Our capture team scans the site, typically outside operating hours so the model is clean of people and moving equipment. Most single buildings are captured in a day.
- Model. We process the scan, blur sensitive content, remove excluded areas, and build the tags, tours and views.
- Review and publish. You review the model, we make amendments, and you receive access to use it as you see fit.
Scanning is completed on site throughout Queensland, with interstate projects by arrangement. Ask about pairing the scan with a building risk assessment while we are there. Email rd@riskybc.com.au or call 0461 538 367 for a fixed-fee quote.
