Building Risk Assessments
Most safety paperwork can be drafted at a desk. A building risk assessment cannot. We come to your property, walk every accessible area, and produce a formal risk assessment of the building itself: the plant that keeps it running, the spaces people should not enter without controls, and the places where someone could fall.
What we assess
- Base building plant and essential services. Lifts, HVAC, switchboards, pumps, generators, fire systems and the plant rooms that house them.
- Confined spaces. Identification and registration of pits, tanks, ceiling spaces and voids, with entry controls assessed against the WHS Regulation.
- Working at heights and roof access. Anchor points, ladders, walkways, fragile surfaces and edge protection, assessed against the hierarchy of controls.
- Common areas and access. Car parks, loading docks, foyers, stairs and shared amenities.

- Facility and property managers who need a current, defensible risk register for each building in their portfolio.

Why you need one
Under the Work Health and Safety Act 2011 (Qld), a person with management or control of a workplace has a duty to ensure, so far as is reasonably practicable, that the workplace and the means of entering and leaving it are without risks to health and safety. That duty sits with owners and managers even when every tenant has their own safety system. A current building risk assessment is the primary evidence that the duty is being discharged.
Insurers increasingly ask for the same thing. An annual, documented, building-wide risk survey with a prioritised action plan is now a common condition of property and liability cover, and a strong negotiating position at renewal.

- A risk register scoring every identified hazard on a 5x5 matrix, with existing controls recorded and residual risk rated.
- Photographic evidence tied to each finding.
- A prioritised corrective action plan you can hand straight to your contractors.
How it works
- Scope. Tell us the property type, size and any known problem areas. We confirm the scope and a fixed fee.
- Site visit. We attend the property and complete the inspection. Most single buildings are done in a day.
- Report. Your report, register and action plan are delivered within five business days of the visit.
